There is one good thing about Yuzana Hotel: view to Shwedagon from deluxe rooms. Apart from that, there is no reason to chose this accommodation, as it's neither cheap nor pleasant. It's located in an old building which needs repairing, very gloomy and dim. Its corridors evoke despair and you loose appetite in its restaurant (which is for the better as there is nothing to eat anyway). I put "depressing" as a title as this word describes it best. The rooms are not bad, they are spacious and well lit in the day-time, furniture looks a bit lost in the space of the room. It's not cosy, but not too bad. There is a TV, a fridge, a sitting area. Housekeeping can serve hot water in a flask and tea to the room upon request.
There is a problem with a place to eat nearby - I once returned quite late hoping to eat in the hotel, but found out that the restaurant didn't serve dinners. The reception staff suggested I walk to some food centre nearby, but it turned out quite difficult to explain to the taxi driver what I wanted, and after walking for 10 minutes in the dark along the street I gave up and returned to the hotel.
I paid 40$ for a deluxe room, they asked 45$ and a walk-in rate is even higher than that.
To sum up, the hotel is absolutely not worth even 40$, try to find another option if possible.
