The villa Ragusa is located at the top of Zudioska Street in the Old Town of Dubrovnik. When I say "top," I mean that it is up a long flight of steps that start just off the Stradun, which is the main thoroughfare of the Old Town.
In a word, I would rate the Villa Ragusa as "marvelous." The owner, Pero Carevic, has lovingly restored property that he says has been in his family for 300 years. The restoration seems fairly recent and eveything about the property seems new. Technically, the Villa Ragusa is a sobe, or a private residence with rooms that are rented. However, Pero and his family live outside of the Old Town so you aren't actually sharing space with a Croatian family. If that's what you are looking for, you won't have a hard time finding one.
The Villa Ragusa has 5 rooms - three doubles and 2 singles. The doubles have their own bathrooms and the singles share a bathroom. Our room was on the second of 4 floors. It had twin beds, a TV, plenty of storage space and a small but immaculate bathroom with a tub/shower. There was also a shared refrigerator one flight up from our room. The apartment we were in had air conditioning but we didn't need it since it was very pleasant in Dubrovnik the three days we were there.
The pluses? Location (5 minutes from the Stradun); cleanliness; character; Pero, who is very interesting to talk to and who met us at the airport to give us a ride in to the Old Town; and price (we paid 60 Euros per night.)
The minuses? Anyone who has bad knees or hips would have real difficulty with the steps leading up to the Villa Ragusa. But they would also have difficulty with many of the other charming areas of Old Town Dubrovnik. Another minus is that Zudioska Street is very narrow and a real families live on the street. Because the street is narrow, you can hear what goes on. Our neighbors must have had their TV close to the window across from ours and they must have been hard of hearing - we could hear their TV quite clearly, though when we closed our window, the sound was blocked.
Another thing to consider is that because Pero doesn't stay on site, you probably won't be able to get a walk-in booking
Would I stay again? Absolutely. I highly recommend Pero's beautiful Sobe. One word of caution: Rick Steves has said the Villa Ragusa is "the best value in Old Town Dubrovnik." (Steves had just stayed at the Villa Ragusa a few days before we did.) Because of the mention Steves gives to the Villa Ragusa in his travel books, Pero says he gets "lots of email." Thus, if you plan to stay there, be sure to book early. I booked six months in advance. Also, if you can get it, ask for the top floor double - it has city views.
