Good value hotel near Kings Park Jan 29, 2017
My wife and I stayed at the 3* Sullivans Hotel for 5 nights during our visit to Perth in November 2015.

We booked our stay through and paid £274 (£54.80 per night) for a double room without breakfast.

We booked this hotel about 10 weeks before our trip, paying just £1 at the time of booking and the full balance 2 weeks before our arrival.

It took quite a lot of research to find such a good value hotel close to the centre of Perth. Having arranged accommodation for the Sydney portion of our trip, we naively thought that it would be comparatively straightforward to find a cheap room in Perth, but we had underestimated the task.

Sullivans proved to be an excellent find!


Sullivans Hotel is located on Mounts Bay Road, a short distance south-west of the city centre, and just a short walk from the banks of the Swan River.

It is particularly conveniently located for visiting Kings Park and Botanic Garden; the Kokoda Track leading up to the park starts just a few minutes' walk from the hotel, while the steep Jacob's Ladder steps, also leading up to the park, are just a few minutes' walk in the opposite direction.

We arrived at Sullivans Hotel by taxi from the domestic terminal at Perth airport. At around 9:30am on a Monday morning the journey took 15-20 minutes and cost 40.50 AUD. At the end of our stay, we took a taxi from the hotel to the international airport terminal – at 2:00pm on a Saturday the journey took 20 minutes (we'd been told to allow 45 minutes) and cost 43.00 AUD.

While walking from the hotel into the city centre is fairly straightforward (taking maybe 15 minutes), heavy construction work at the time of our visit meant that it wasn't a particularly scenic walk. We tended to jump on the bus instead.

One of the great things about Perth is that bus travel within the city centre limits is free. Rather conveniently, several buses stop outside The Mount Hospital, right next door to Sullivans Hotel. We made extensive use of bus #950 which ran every 10 minutes or so and travelled to Esplanade Bus Station (for connections to other destinations and also close to Barrack Street Jetty), before carrying on up William Street in the CBD, along Wellington Street (where the train station is) and then Beaufort Street with a stop at the Western Australian Museum.

In summary, Sullivans Hotel enjoys a good location at the foot of Kings Park. Although there are few, if any, restaurants or shops in the immediate vicinity of the hotel, the city centre is just a short walk or free bus ride away – with buses stopping practically outside the hotel!


Having taken an early morning flight from Sydney to Perth, we arrived at Sullivans Hotel (feeling hot and tired) at around 9:45am.

Despite check-in being from 2:00pm, the friendly receptionist welcomed us in and did her best to accommodate us. Although the hotel had been fully booked the previous evening, the staff would do their best to get a room ready for us as soon as possible. We were invited to sit in the lounge area and to help ourselves to coffee, tea and juice from the breakfast buffet. We were furnished with maps, information booklets and the password for the free wi-fi, so we could keep ourselves occupied while we waited.

After about 90 minutes, we were informed that our room was ready. The receptionist apologised for our wait (even though we were still checking in a few hours earlier than we were entitled to) and told us that it had taken a while for our room to be turned from a twin into a double.

We took the lift up to the 3rd floor and found our room, #315. It had views over the small swimming pool of a neighbouring property and the tree-filled hillside of nearby Kings Park.

The room was spacious enough for our needs and contained a comfortable Queen size bed.

The reasonable sized wardrobe contained a handful of coat hangers as well as housing a mini fridge.

Further storage was provided in a set of drawers upon which the TV stood. There was also a bedside cabinet on Emma's side of the bed, but not mine. There was a small writing desk and chair at the end of the bed.

The flat screen TV picked up several local channels. We only used it briefly to keep up with the news headlines.

The free wi-fi provided a reasonably quick and reliable connection; it wasn't brilliant, but it was ok for our limited needs. Separate log in details were provided for each individual device that we possessed. We had no problems connecting on our tablets, but couldn't get it to function on the netbook.

There were plenty of electrical sockets throughout the room for charging cameras, batteries and devices overnight.

A kettle was provided and sachets of coffee (Douwe Egberts), teabags (Harris), sugar and milk were replenished each day. The fridge contained a glass bottle which was refilled with mineral water each day. As part of the daily housekeeping service, we returned to our room each evening to find a complimentary chocolate each.

The air-conditioning system was very effective. With hot November temperatures, we tended to leave our window ajar during the daytime and make use of the aircon at night. The room temperature therefore remained comfortable.

The en-suite shower room was fairly small and basic, but was ok for our needs. Fresh towels and a few rudimentary toiletries (soap and shampoo) were provided and replenished daily. The water pressure in the shower was only just satisfactory for Emma's needs, while the water had a tendency to run very hot and very cold at various intervals when taking a shower.


The hotel has a small swimming pool and a few sun loungers on a first floor terrace. We never found time to use it during our stay.

Bicycles and helmets are available to hire (free of charge) for hotel guests. Although we never made use of them, they would be useful for cycling through the nearby Kings Park.

If you have a car, the hotel offers 27 free on-site car parking spaces.

A buffet breakfast (served 6:30am – 10:00am) is available at an extra charge. The hotel's cafe serves food from 10:00am until 6:00pm and then offers a la carte dinners from 6:00pm until 9:00pm. The hotel bar is open from 10:00am until 11:00pm. We didn't eat at the hotel during our stay, so can't comment on the quality of the food, but we can say that the dining area was busy whenever we passed through in a morning or evening.

All of the reception staff that we encountered were friendly and helpful. They provided us with maps and assistance with directions when needed. They phoned a tour company to book an excursion on our behalf, printed off the email confirmation for us and arranged our taxi to the airport at the end of our stay.


Sullivans Hotel is a good value hotel, conveniently located close to Kings Park and just a short (free!) bus ride from the city centre. Rooms are clean and comfortable and the staff are very friendly and helpful. We would happily stay there again and would recommend to others who are looking for a mid-range hotel in a convenient location.
