Lakewood was the first place I lived in when I moved to Colorado, in the basement of the suburban house of the friends of my former (and now deceased) partner's parents. The drainage was bad. I've found that that's true of the state in general, for reasons I can't determine. The subject just isn't given proper consideration when planning a development of any kind.
